Landlord electrical inspections and certificates

If you let out a property on a private residential tenancy (PRT), you're legally required to have an in-date EICR and to give the tenant a copy at the start of the lease. We do landlord certificates across the north of Scotland and carry out inspection and testing in accordance with BS 7671, with an Electrical Installation Condition Report provided.

How we price landlord certs

Priced per property, quoted before we start.

Whether it's a single flat, a portfolio of six, or a house you're just starting to let out, the price depends on how many circuits, how many appliances need PAT, and whether we can bundle multiple properties into one visit.

Ring us with what you've got and we'll give you a price for the agreed scope on the phone, including any travel costs. Landlords booking two or more properties in the same trip usually get a better rate — the travel dilutes.

The law on landlord electrical certificates in Scotland

Under the Housing (Scotland) Act 2006 and the associated Repairing Standard, a private landlord in Scotland must:

  • Have an EICR carried out on the property at least every 5 years by a competent electrician.
  • Provide a copy of the EICR to the tenant at the start of the tenancy (or before, if requested).
  • Test any appliances they provide as part of the let (PAT test).
  • Ensure interlinked smoke, heat and CO alarms are fitted and working.

If the EICR is unsatisfactory, we’ll discuss the findings with you, explain the recommended remedial work and provide a quotation where required.

What happens if you don't have one

The First-tier Tribunal (Housing and Property Chamber) can enforce compliance if a tenant complains and the landlord can't produce an EICR. Sanctions range from a repair order to a rent reduction to (in the worst cases) landlord registration being revoked. Most tenants don't complain — most councils don't check — but the risk sits there until you have the cert in your file.

The bigger practical risk: if you claim on your landlord insurance after an electrical fire, and you can't produce an in-date EICR, the insurer will almost certainly refuse the claim.

HMOs — different rules

HMOs (Houses in Multiple Occupation) are licensed separately by the council and have their own electrical requirements — usually a shorter test cycle (typically annual PAT, EICR at licence renewal), plus emergency lighting and fire alarm system testing. We do HMOs but they're priced individually — ring us or drop an email and we'll come out for a look.

Common questions

Do I need a new EICR between every tenant?

No — the 5-year cycle stands regardless of tenancy changes. You do need to give each new tenant a copy of the current EICR at the start of their lease though.

Can my letting agent commission it directly?

Yes — a lot of agents in Ross-shire do. Give them our number or forward this page. We'll invoice whichever party you specify.

What if my property is a mix — I live in one bit, tenant lives in the other?

Depends on how the electrical installation is split. If there's a shared consumer unit, we normally test the whole installation. If the tenant has their own board, we can test just their side. Ring us and we'll work it out on the day of survey.

How quickly can you get out?

Usually within a week for the survey visit. If you're changing tenant on a specific date and need it done in time, ring us — we can usually make an odd Saturday work.
