Electrical inspections & EICRs

An EICR is the report your insurer, your letting agent, your building warrant surveyor, or the buyer's solicitor is going to ask for. We do them across the north of Scotland — Tain to Thurso, Ullapool to Aviemore — and carry out inspection and testing in accordance with BS 7671, with an Electrical Installation Condition Report provided.

How we price EICRs

Priced per property, quoted before we start.

Every property is different. Number of circuits, age of the board, how many outbuildings, whether it's an old cottage with mixed cabling or a modern build with everything labelled — it all changes the time on site.

Ring us with the basics (rough size, number of boards, town) and we'll give you a price for the agreed scope on the phone, including any travel costs. That price stays fixed unless we open something up and find work nobody could see — in which case we stop, ring you, and only carry on when you're happy with the plan.

What you get

Your EICR findings

We carry out electrical inspection and testing in accordance with BS 7671 and provide an Electrical Installation Condition Report. If the EICR is unsatisfactory, we’ll discuss the findings with you, explain the recommended remedial work and provide a quotation where required.

How long an EICR is valid in Scotland

Different properties, different rules:

  • Owner-occupied home — 10 years, or on change of occupancy.
  • Private rented (PRT) — 5 years, and a copy has to go to the tenant at the start of the tenancy. This is a statutory requirement under the Housing (Scotland) Act 2006.
  • Short-term let (STL / Airbnb) — every 5 years. Highland Council will ask for it as part of the licence application.
  • Holiday-let / self-catering — 5 years for STL licence purposes.
  • Commercial — 5 years typically, but shorter if the risk is higher (industrial, wet environments, public-facing).

Selling a house? The buyer's solicitor will ask.

Increasingly, Scottish solicitors are asking for an in-date EICR as part of the missives. If you don't have one, it can hold up a settlement — sometimes for weeks while you find a sparks who can fit you in. If you know you're selling in the next 12 months, get the EICR done early. If it comes back with C2s, you've got time to sort them without a chain of buyers breathing down your neck.

Straight answers, no waffle.

How long does an EICR take?

Small flat: 2-3 hours. Standard 3-bed house: 3-5 hours. Larger house or holiday let with lots of outbuildings: a full day. We'll turn most of the circuits off for parts of it, so it's worth planning the day around it (or handing over the keys if it's an empty STL between changeovers).

Do you turn the power off?

Not the whole time. Individual circuits get isolated as we test them, so kettles and hairdryers may go off for a few minutes at a time. If you're working from home we'll let you know before we kill anything critical.

What if it fails?

If the EICR is unsatisfactory, we’ll discuss the findings with you, explain the recommended remedial work and provide a quotation where required.

Do you cover all of the north?

Yes — Ross-shire, Sutherland, Caithness, Wester Ross, Inverness, and the whole NC500 route. Skye and Lochalsh included. If it's a long drive we might add a small mileage line, but it's always shown before the job — never sprung on you.

Can you do it if the letting agent asks direct?

Yes. Give them our details or send us their portal login and we'll upload the cert straight into whichever platform they use.
