Whether it's a pre-sale EICR for your solicitor, a pre-purchase EICR before you commit, or an EICR + remedial fix so the buyer has nothing to complain about — the price depends on the property size, the age of the board, and what comes up when we test.

Selling — why get an EICR before the offers come in

Scottish home reports include a general property survey but not an in-date electrical certificate. Increasingly, solicitors are asking for one anyway as part of the missives — especially for older properties or for buyers with a mortgage from a switched-on lender.

If you're only asked for an EICR after you've accepted an offer, and it comes back with C2 faults, you're now in a race to fix them before settlement. Sparks with a spare day at short notice are hard to find in the Highlands, especially July-September.

Get the EICR done as soon as you know you're going to market. Fix anything that comes up. Put the clean certificate in your file. Sale runs smoother, offers come in higher, no last-minute panic.

Your pre-purchase EICR

We carry out electrical inspection and testing in accordance with BS 7671 and explain the findings to you. If the EICR is unsatisfactory, we’ll discuss the findings with you, explain the recommended remedial work and provide a quotation where required.

The solicitor side of it

Once we've done the EICR we can email it direct to your solicitor (or the buyer's solicitor if you're selling). Most solicitors in Ross-shire and Inverness are familiar with our format — we've been doing this long enough that the local firms know the paperwork is straight.

Should I fix the C2s before listing?

If the EICR is unsatisfactory, we’ll discuss the findings with you, explain the recommended remedial work and provide a quotation where required.

Can you attend the viewing with me?

Yes — for buyers we do this fairly often. An hour on site with the current owner's permission, priced when you ring. You get an on-the-spot opinion on the electrics and a sense of whether the property's electricals will need a small fix or a full rewire in the next few years.

Do you liaise with my solicitor?

Yes. Give us their email and any reference they use, and we'll copy them into the certificate email. We can also answer their questions direct if they've queried a specific point on the report.

What if the sale falls through — is the EICR still valid?

Absolutely. An EICR is valid for 5 years regardless of who owns the property. If the sale falls through you've still got a clean certificate for the next buyer, or for your own file if you decide not to sell.
