Compliance without the disruption.

Every commercial premises needs a valid EICR — every five years for most, every three for higher-use environments, annually for anything with a public-entertainment element. On top of that, annual PAT testing on portable equipment, emergency lighting on a monthly log with a proper annual test, and fire alarm servicing to BS 5839. That's the minimum before anything else.

We do the inspection side ourselves and coordinate with fire alarm specialists where a full BS 5839 service is needed. If the EICR is unsatisfactory, we’ll discuss the findings with you, explain the recommended remedial work and provide a quotation where required.

Small commercial premises (a five-desk office, a village shop, a two-cottage guesthouse) tend to get one visit for the lot. Bigger sites (hotel, workshop, farm with multiple outbuildings) get a scoped survey first, then work planned around shutdowns you can actually take. Ring the office on 07954 350 931.

What "commercial" actually covers up here

The commercial work we do most in the Highlands isn't factory or industrial. It's:

  • Village and small-town retail — the shop with three tills, an EV point out the front and a stockroom heating problem.
  • Guesthouses, small hotels, B&Bs — same compliance stack as a holiday let but multiplied. EICR, PAT, fire detection, kitchen equipment testing.
  • Offices and small workshops — a partnership office, a joiner's workshop, a mechanic's unit. Annual PAT, five-yearly EICR, thermal check on the board every couple of years.
  • Working farms and estates — cattle sheds, workshops, feed stores, holiday cottages on the same estate. Multiple buildings on one supply, often on old SWA runs that need eyes on them.
  • Distilleries, community halls, churches — one-off inspections and small remedials, coordinated with whoever's using the building.

What all of it has in common: someone's insurance renewal, licence application or building warrant depends on the paperwork being right. That's the job. Certificates that will pass an insurer or an inspector without a second look.

Planned shutdowns, worked round the trading day

The biggest cost of a board change or a rewire on a commercial site isn't the wire and the labour — it's the downtime. Get that wrong and you've cost a shop a Saturday's takings.

Before we quote anything with a shutdown in it, we ask: when's your quietest day? Can you close early Wednesday? Can the fridge freezer go on a genny for six hours? Can we phase the work so the tills stay live and only the back office is off? Nine times out of ten there's a way to do the job with almost no impact on trade — but you have to plan for it.

Kitchens, cold rooms, tills, alarm systems, CCTV — we sequence the shutdown so the critical stuff is off for the shortest possible window and provide the relevant reports and certificates.

Our work is led by an SJIB-registered electrician, and we carry £5m public liability. Every certificate is issued under BS 7671 (current amendment), signed off by Kelvin as a competent person, and lodged digitally so you always have a copy and can email one to the insurer, the letting agent, the building surveyor, or the licensing officer without ringing us first.
